Here is why I say Summer 2004 was peak. In the Spring of 2004, there were 10 to 20 buyers for every property. You could ask and get what ever you had the chutzpah to ask for. If you didnt get the highest price possible it was simply because you didnt ask. By July of 2004, something in the air had defintely changed. Beyond that, it was alot of shady financing getting people to contniue paying those prices and in some cases higher. If you knew what you were doing you could negotiate better deals after that.
