I agree with your assessment of $625k for homes like that in that area. I think $625k is pretty fairly priced. Based on the total cost of ownership vs 4S, at this price level, that should put 4S houses around mid 500k based on the higher MR. The only way I can see it get much lower than those price point is to have sky high rates.
BTW, 4 elementary schools on the north side of Mira Mesa Blvd. also fall into the same API score range as well. So, Sandburg is not the exception. Also, Wangenheim Middle School’s API score is about the same as Challenger Middle School. Those are the only 2 Middle schools in MM.
I agree 930 score is definitely up there. Since we’re just debating about semantic, I’ll concede and say 930 is crème of the crop #.
Which area of PQ are you referring to? Personally, I think it makes a big difference between West of Black Mountain and East of Black Mountain. A 3/2 SFR ~1400 sq-ft in the best part of PQ, I’d expect it to be around 400-450k this Winter. I could be wrong, but I think they’re in 450-490k right now.
