He should just rent out the place!! Let’s say his payment is $23,000 (- or + a little) a month with taxes (considering he put 20% down). He has 109 rooms at $211 a month per room he is making enough to cover the 23k.
Maybe bump the rent up to $311 a month and he can pay the child support??
Next idea is to make it a hotel at $189 a night!!!
