Gosh, I wish I could say it was just this one place. I recently saw another POS on Chalcedony and one on Jewell. Both went pending. They were in the mid 600k range, thereabouts. Really old places that needed major upgrading. At least Emerald was upgraded. When I see these places sell, then I start to believe PB is immune, w/its bad rep and all.
