For what it’s worth – I would always recommend consulting with a real estate attorney if there are any issues that you have any question about. An attorney makes money whether you buy the property or not, so they are more likely to give you an objective viewpoint. I would recommend this whenever a property is purchased, but certainly in this case, which has a huge element of “let the buyer beware”. (I am an attorney myself, although not of the real estate variety, and have followed this advice in the past. It saved us from making at least one very bad real estate choice, and maybe more.)
