I disagree that the area is at peak or above peak pricing for any types of properties. Here’s a property across the freeway that just sold around 2001 pricing:
Eugene, we drove by this house and were seriously considering it. The only reason I can think of it selling for ~2001 price is because of the indoor pool, even though we wouldn’t mind having one.
Still, the house on Nabal is in a different area and zip (92025 instead of 92029). The area along Via Rancho near Del Dios is more specifically what I’m referring to, especially the single-story homes on large lots. Those have not dropped much (if at all) since the peak.
Escondido is the very “patchy” in that some areas have dropped 50%+/-, while other are holding up very well. It depends on the type of property and local demographics, from what I can tell.
