Eugene, we drove by this house and were seriously considering it. The only reason I can think of it selling for ~2001 price is because of the indoor pool, even though we wouldn’t mind having one.
Still, the house on Nabal is in a different area and zip (92025 instead of 92029). The area along Via Rancho near Del Dios is more specifically what I’m referring to, especially the single-story homes on large lots. Those have not dropped much (if at all) since the peak.
Escondido is the very “patchy” in that some areas have dropped 50%+/-, while other are holding up very well. It depends on the type of property and local demographics, from what I can tell.

I doubt that the place you’re referring to would appraise higher than 700k. Eppraisal.com says 665k.

It is sitting on the corner of this road and Via Ranch Pkwy which is a tough location. There is one up the street in nicer quieter location thats a little smaller but still plenty big listed at 695 to 795K which isnt selling. There is a nicer newer home around the corner about the same size on 2/3rd acre in a gated community thats a short sale approved at 650K. There’s a 2800 sq ft 1 story on an acre thats an REO which was listed at $536K. There’s another 3000 sq ft 1 story thats much newer and on a bigger lot at $655K. Move along…nothing to see here. Time to call off the fraud police for now.
