If sellable inventory goes up in the price ranges I predicted on in the OP and sales do not that I was not right:) The problem is that most of what I see coming on are short sales that typically require 120 to 180 days from listing date if things go well and everyone knows what they are doing. If more of those come on the market they will not help sales next month.
The markets I was commenting on were the desireable and/or central markets in SD (Clairemont,PQ, RB, MM, ENC, CBad etc.)
Take the disaster that most people would think 4S Ranch is. There are 16 dettached homes under $600K there. Looks pretty good for buyers HUH? We all but one are short sales. The one non-short sale is an REO. Good luck buying any of those 15 homes and moving in before the end of Spring.
