Were it me, I would not spend the money on the atty.
I would invest in one or more of NOLO press’s books on tenants rights and landord responsibility (make sure it is specific to CA).
Also, I would ask for a copy of the lease in writing. And be cool about it. Don’t turn it into an adversarial situation (at least not openly) until you have something clarifying your respective situations in writing. If the dude has misplaced the agreement then offer to write up a new offer.
