Paramount, I believe you when you say you could buy a home in SD. But, even though you are a Native San Diegan?, you won’t. Why? Because, even though you know you can likely get a largish lot in SD, you really don’t want a 1500 sf home … or a ~1700 sf fixer. You want a *newer,* more spacious house just like the vast majority in your demographic and younger. You would rather commute to work so you can have this kind of house for the same money and that’s okay. The quality of (public) “schools” between SD County and RIV County are a smokescreen, IMHO. You know that SDUSD has several programs available whereby a parent can pick their kids’ schools out (within reason). You know there are many very good public schools of all levels in SD (SDUSD) and also in adjoining Districts.
The choices to move to exurbia (and yes, TV is “exurbia” to SD County workers) all boil down to age and size of home for the same money. That’s the primary draw of TV to SD County workers.
Oh, and if TV supposedly has “Texas (RE) prices,” its weather is, more often than not, like TX than the SoCal coast as well! You pay for what you get, Paramount![/quote]

I know we’ve discussed this before, but seriously – I run into people all the time who totally and completely exaggerate the characterization of Temecula weather – and you’re one of them.
The weather in Temecula is one of it’s strong points; having lived in Pt. Loma for many years.
Pt. Loma: In the summer it’s cloudy and humid, in the winter it’s damp and cold.
There is usually about 6 weeks of really hot weather in Temecula (not Palm Springs hot either), the rest of the year I think Temecula has better weather than much of SD. It’s drier, and I for one like dry weather. We also have better AQ than SD.
Up until recently I lived in a 1400 sq ft house in Temec (1 decade), but since I’m in the breeder class we really needed more room.
But sure, if I could afford a 2000 sq ft house in RB, SEH or similar that’s where I’d be.
I’ve done the analysis and so have my friends and we all arrived at the same conclusion: when you look at affordability and the quality of schools Temecula is a great value, period. And I was always speaking of TVUSD, not Riverside County schools – TVUSD schools are really very good.
But my budget is Escondido – sorry, not gonna happen.
But again, my commute is not that bad – I live in Temecula and work in north county.
If I had to work downtown that would be a different story.

9/10 schools Elem -> HS
Practically zero crime
A Beautiful valley (I have views of San Jacinto, Big Bear, Old Grayback and Palomar)
Good AQ
Wonderful Afternoon Breeze
5 min from Wine Country
A new Hospital
Nice Casino 5 min away
Authentic Old Town
Many, Many Parks
