I don’t buy into the notion that there are no SFR’s avail in SD County for under $300K. There are many, and is has become clear to me that widespread ignorance is preventing today’s young buyers, with or without families, from considering them.

There’s a whole lot that isn’t true or just bad financial advice.
The transactional costs of rolling from one house to another would be the first reason to try and avoid it. 6% on $300k is $18000, not to mention the pain in the arse it is to move all of my junk.
I think we agree, though we word it differently, there is no hope in finding a place under $270k in SD. I would say living in the getto off of 47th is a Non option. Yuma is a better option for 1/3 the cost, yet still a non option, but better than 47th st. I wouldnt send my kids to school in your old stomping grounds. Some friend have compromised and live off of 70 th and the 8fwy, and frankly, I’m not that desperate to consider that area. If those are the options that SD has as you propose, then I cant believe I stayed this long.
I’d also say I’m intimately familiar with what SD has to offer neighborhood wise. I’ve spent the last 13 years in and out of homes, hours at a time, 3-7 in a day, and have come to realize that there are few places I’d consider home in this county. Poway, Scripps, Ramona, Tierrasanta seem to fit the bill all things considered. West of the 5 is just to pricy when east of the 15 is so much more feasibly priced and has better schools.
