You obviously don’t know this area very well. You might want look into Sorrento Valley, Carmel Valley, Rancho Bernardo as to the kinds of jobs around here. The traffic flow is obviously not agreeing with you. Seems like a lot more people travel from other areas into Sorrento Valley/Golden triangle area than the other way around.

You got it, it’s location location location. Whether you agree with it or not won’t change the fact that PQ’s has a bigger draw, hence the price premium over south county per sq-ft and per lot size. The SOLDs listings speaks for themselves.
