Anything cosmetic is minor, but at that price, I understand hesitation. As long as there isn’t some of things mentioned on other threads, crap and urine, water turned on and closed the door or cement down the drain, etc. then nothing a gardener, painter can’t take care of, get the ducts blown, etc.
If there’s mold, then that’s a problem. Cigarette smell would make me nauseaus having to breathe that. That permeates the drywall, etc.
