Find out what that insurance covers. Probably not much. I had a co-worker who was in a townhouse and I remember that he had to have his own insurance on top of the HOA insurance. He had a small fire once, and though I don’t know all the details, I remember that some things were covered by the HOA insurance while others were not.

Maintenance probably includes yard work, and they probably paint the exteriors every several years. Most likely they do all homes at once, and all the same color.

All in all, these are great questions for the realtor.
