LOL – you described our house except for one thing.
It’s a 10k lot, overlooking a canyon, view of Soledad. 2k house, 700sf granny flat.
Most of the lot is level – but the granny flat was built on the slope behind us. Grading allowed us to put in an ADA compliant ramp… the slope allows us to see the view over the top of the granny flat roof. The casita is handicap friendly (wider doors, roll in shower, etc.)
It didn’t come like this. We had to build the casita and do a lot of grading /engineered walls because of the slope.
If you look for a 10k plus lot – you can make it what you want. Within the city of San Diego you need 10k or bigger lot to do a companion unit. Other communities have different rules. In BG’s neck of the woods they scale the size of the allowable companion unit by the size of the lot – so a 7500 sf lot could build a 350sf companion unit. 10000sf lot = 700sf companion unit…
I’d offer to sell you ours – but we’re going to retire into the granny flat when the kids are grown… For now hubby’s parents live there.
