AN, large dogs living inside a house limit a “buyer pool” FAR MORE than a walk-in subzero refrigerator and expensive backyard accoutrements designed for entertaining. The backyard ALONE on 1030 Calle Anacapa cost the sellers AT LEAST $175K. I’m not saying it will sell for its $1,299K asking price. But this identical floor-plan to sdr’s “second subject” on this thread will sell for a minimum of $175K MORE. You will note from its listing that it was actually sold for $30K higher ($465K) than 1031 Calle Anacapa ($435K) at the time of original purchase (when the development was new) obviously, because it had a larger lot. That is a difference of approx. 7.5% more, before any improvements were made by the original buyers.

This pool was bigger and had all that and more. That is also probably a price for a pool and not all the hardscaping around it. Even so I allowed 65K for a pretty elaborate pool, hardscape, landscape, window treatments, appliances etc which I think is pretty reasonable even for 1988. I didnt consider any upgrades and beleive that $500K is about the right cost for that house as it is today in 1988. SO the question is still out there.
It had a nice quiet location, tucked away on a quiet street with privacy in the yard. No powerlines anywhere close and very good schools nearby if that helps. What do folks think it was priced at and what should it priced at?[/quote]
sdr, once again, you’re allowing your ego to worm it’s way front and center, here. No, I’m not a “neighborhood specialist” in North County, but I KNOW WHAT THINGS COST. Did it ever occur to you that *I* might have installed a pool very similar to that of your second subject back in that era?
YOU ASKED PIGGS’ OPINION ON WHAT 1031 Calle Anacapa would sell for and I GAVE you an opinion, which is $875K. You didn’t indicate that we should be *neighborhood specialists* in order to give opinions. How are you going to get any more Pigg opinions if you shoot them down, telling them to “party on??”
In perusing the photos of 1031 Calle Anacapa, it is obvious to me that MORE THAN ONE large dog lives on the premises. The kitchen is ORIGINAL. Go hang your towel on the oven, sdr, as there’s a place to do that! And make some coffee, while you’re at it. NOTHING HAS BEEN DONE TO THIS PROPERTY – you said it yourself. The back yard, in total, has about $22-23K in “upgrades” and ABSOLUTELY NOTHING has been done to the house (maybe *carpet* at some point) but the dogs probably took care of that . . . lol. So, the owners have approx. $457K in the property (+ whatever *maintenance* they did and whatever they may have ATM’d).
Neither property has sold yet, and my opinion on the prices they will sell for stand at $875K for 1031 Calle Anacapa and $1,075K for 1030 Calle Anacapa.
They’re both “active” at the present time. What YOUR OPINION, sdr?? Isn’t this one of your “sub-markets?” What will each of them sell for?
