I expected while posting in I expected while posting in 06 to be buying in 2008. It wasnt untill late 2009 when I bought AND I bought in an area where everyone knew real estate was to high and that indeeed it did crash (Inland Empire). I am still shocked that here we are pushing 2011 and prices in a large part of SD and OC are still retard strong (world of warcraft expression sorry).

I expected a 5-to-7 year lag I expected a 5-to-7 year lag between peak and trough, with the longer side more likely.
So, 2012 for me. Could be longer than that, even.

I didn’t vote because there I didn’t vote because there isn’t a choice of “Not nearly as long as I ended up waiting.” Originally, I sold my house in late 2004 and planned to buy a new one “soon”. At first I wasn’t so informed, and I thought things were just a little out of hand. Then I figured out how out of hand things were, and I expected everything to crash in early 2005. By summer of 2005 I figured it would only be summer of 2006 before it all came down. Gradually, I realized that this wait was going to be much longer.
My wife and I ended up buying in late 2009, but even then I was pretty sure we weren’t at the bottom. I would have been okay waiting, but my wife was pretty tired of renting, and we found a place that was much better than what we ever thought we would get when we started thinking of buying in late 2004.
But how long did I expect to wait? Never the five years that we did, but the expectation changed over time.
