ParticipantMany people probably have waited for very long and are ready to jump in. I talked to sales persons in both Terramar and Manzanita trail. It is interesting to find out that buyers do not upgrade their homes much. Many just use the incentive money from the builder.

ParticipantIt seems that Pardee has no difficulty at all selling their homes. The releases were often gone in just about 10 minutes. Ocassionally, one no-so-good lot remained on the market for a short period. Terramar is not far away from highway 56. You can hear the highway noise almost everywhere in the community. Does anyone have any comment on the noise problem?

Participant
I don’t think they will have any impact on resale value. There are a number of complexes in Carmel Valley that have an affordable housing component. I believe Airoso by Standard Pacific is one. Sycamore Walk and Bella Rosa are the others. If you have a concern stroll down to the area around those palce and see what the neighbors have to say. Think you will see that they have 0 impact.
Thanks a lot for your comments. I guess I have a tough decision to make. The affordable houses you mentioned are owned by their residents. I would not worry as much if the crossings apartments are not rentals.
I overheard that Pardee plans to raise the price for their next plans 3 and 4 release. These two plans are in very high demand. Their last release with 6 homes was sold out in minutes. The situation is very frustrating for buyers.
