Well no there is not. I’m being a little snide in my comments.
But the “only” thing off is price. Except for a 25 min commute(opposite way of traffic, which is good). The Coronado location certainly has the “walking ability”. And has that “east coast”/Euro feel in terms of close community. The Cays is further away but prices are slightly less for Coronado comparable’s.
There are currently homes 8 – 9 hundred thou. in Coronado but they would be much smaller that the OP is looking for, but with the other things he’s looking for i.e. many one story homes. And the comparables would be larger in the Cays.
Coming from D.C. to here might require compromise and if he’s willing to consider “compromise” then Coronado might be the right choice.
I would also recommend the Heart of La Mesa. Lots of good homes in nice areas within walking distance of shopping etc. and the commute would be very tolerable.
