OOOOPS.
I forgot to specify that the above statistics are for San Diego County only.
sobmazParticipantWhen I was a little Sobmaz, about 40 years ago, these guys came by and wanted 5.00 from my Father to paint the address to our curb.
They said everyone was doing it, we would be the only ones who didn’t have it (Unlikely since everyone in the are was dirt poor) if we didn’t pay and of course it would be easier for the Fire Department and Police.
Well, I know we didn’t pay but a week later every house in the area had it painted on the curb, including ours.

sobmazParticipantYes, if you have no brains you can lose big time on the commission on Gold and come to think of it, a lot of things.
However, if you have a brain you can invest in Gold for less than one tenth of a percent.
I only invest in Gold with very low commissions/premiums, how about you? Do you really pay 30%?

sobmazParticipantI keep hearing that line.
Need I point out that in San Diego during the early 80’s the average home price reflected 3 to 4 times annual income? So yes, when rates went up, prices stagnated rather than declined. Stagnation during inflation has the net affect of decreasing the REAL price.
Now, in North Park for example, the average house is anywhere between 7 and 10 times average wages.
It all seems pretty simple, never before have we had housing prices so out of whack. What happened in the past cannot be a predictor of the future.
Pretty simple if you ask me, interest rates will have a far far more drasitic effect compared to any other time.
