People will live anywhere as long as the price is right. But I agree that location is horrible. Maybe if you really like shopping at Fashion Valley but otherwise like you said the traffic is a nightmare. Especially when theres a game at the stadium, Friars Rd. is like a parking lot.

SmellsFeeshyParticipantI’m not sure that the presence of Sears is necessarily an indicator of a downscale mall. South Coast Plaza has a Sears and it’s one of the most upscale malls in SoCal. But I definitely agree that if Westfield UTC is going to try to move upmarket they definitely need to get rid of lower end stores like Sears.
I would be surprised if this project gets off the ground as well. Especially the condo project. I wonder who thinks its a good idea to combine commercial and residential property like this. I personally would hate to live that close to a mall — I can just imagine having to fight holiday shopping crowds to get home.

SmellsFeeshyParticipantLucera is in the University City 92122 zip code. I certainly agree that we could see mid to low 200s for a 2BR condo there easily in the next few years. There definitely does not seem to be a shortage of people looking to sell and prices are continually dropping.
I was considering renting a 1BR condo in Lucera last year but decided against it. Even though its one of the nicer conversions in the area, the units are still very small and parking is difficult since all units only have 1 reserved parking space (in a garage that you have to share with your neighbor).

The Venetian is one of the conversion complexes in UTC that always seems to have 10+ units on the MLS at any given time. Definitely seems like a lot of flippers bought in. I certainly wouldn’t want to be an owner living there.

SmellsFeeshyParticipantI’m not sure that rents overall are going down. It seems that they are going down in certain complexes in UTC, mostly because of massive supply and not enough demand. It seems like 90% of the condos I see for rent on Craigslist are in either Verano, Villa Vicenza or The Venetian. I guess most of the owners that bought there were buying them as investments and now they can’t find anyone to rent them either. Personally I hate condo conversions and wouldn’t want to live in any of those places unless it was ridiculously cheap.
