Bearishgurl, I will be taking HOA and MR fees into account when I price homes. My rule of thumb is that for every $100/month in fees I need to increase the purchase price by $20k. This is just my simple way to compare homes/condos etc.
The homes we’re look at in PQ are in the older areas and do not have MR.
As for UC, I only look for homes east of Gennessee as they are older and tend to be cheaper than the newer homes on the west side. Unfortunately, the cheapest home in the area is $489k. There are some condos/twinhomes on Erlanger under $400k, but the HOA fees put those out of my reach as well.
sdmoveParticipant

. . . I’m looking 2+/2+ condos and homes and the reason I chose UC, CV, PQ and SR were for the schools. I currently live and work in UC. . .
Thank you.
sdmove, if you live and work in UC and your budget is only $400K, why don’t you stay there? Can’t you get a 2/2 condo or older 3/2 townhome in UC for =<$400K? Doyle Elementary is a good school. Why commute at all? IMO, commuting doesn't really make sense unless you want to try to find an SFR in your price range. After you have kid(s), your life will be hard enough without adding 1+ hrs daily road time into the mix.
Hello Bearishgurl, I am hoping that sometime this year I can find a SFR for $400k. However, we are considering condos and townhomes in UC as well. I just feel like a SFR might provide us with more space. I have a 3.5 yr old and 1.5 year old atm. Seconly, It appears that the Poway USD school system is a little better than what we have here in UC. One possibility is trying to go to Curie/Spreckles and move when they boys are older. So many considerations to home buying! What am I getting myself into.

sdmoveParticipant
I have seen a few properties in PQ that list in the low 400’s. They are generally older homes but still look good. Here is an example:
http://www.sdlookup.com/MLS-100067526-15375_Paseo_Ajanta_San_Diego_CA_92129
Initially I also looked in CV, PQ and MM. However, I quickly found out that I can never buy a home in CV with a maximum budget of $500K. Then, it was between PQ and MM for me. I ended up choosing MM because it is close to my in-laws and we plan to have a kid and my mother in law will be the baby sitter. My wife also likes to be close to her parents. So because of personal reasons I chose the nicer part of MM which is around Calle Cristotal on the NW side of MM. And for the same price, you can get a better home in MM compared to PQ.
PQ schools are excellent. However, like AN has mentioned, MM schools are above average if you judge them by API scores. That said, I still like PQ better than Mira Mesa and I suggest that you look there first.
Thanks jimmyle. I think I will have to expand my search to include NW MM since it is close to my work. Per AN, the elementary schools are good so it might be a good place for a starter home.

sdmoveParticipant
since you have one year to shop around, it’d be good to rent a place in your prefered location first and see if you’d like it…
Good call but moving twice is a little scary with two little ones. I probably should since this is going to be the biggest buying decision in my life but we’ll see. I plan on driving from UC to PQ tomorrow after work to figure out how frustrating the commute will be.
