$380k for a 3/2 with 1296 sf. But… It was built in the early 60’s and some people only want newer homes. It’s close enough to me that I walk my dog through this area fairly regularly. The downside of this house is that, well, you might run into me walking or biking my dog.
It’s only common wall is in the garage. It’s got really nice common green space – and this particular twin home has a canyon view. Pennant Village has a pool/rec center. I have a few friends who live over there.
And it’s in the Curie boundaries.[/quote]
Hello UCGal,
That’s actually one of the homes I’m considering. The only issue I had was it looks like there are rentals close by that could hurt the value. But I guess that’s why it’s affordable in the first place. The HOAs of $300 put it out of my budget but it’s close!Do your friends like these homes? Guessing yes. Do you know if these units have AC? Since they’re older I’m guessing no but that’s probably something I can add at a later date. I’ll put it down on mjy “to view list” in UC.
sdmoveParticipantHas anyone seen this home:
13893 Davenport Ave
http://www.sdlookup.com/MLS-110010486-13893_Davenport_Ave_San_Diego_CA_92129This would work for me and the family but it does back-up to a busy road.
If anyone saw it please free to let me know what you though of the place. Perhaps another one will come on the market this year.

sdmoveParticipantBearishgurl, I haven’t really looked in that area as I though that fell into La Jolla and would be more expensive. But I’ll look it up tonight and see if anything is available. From what I have seen, townhomes in this area run north of $400k and have HOAs of between $200-$400/month.
I was interested in looking at 7855 Camino Raposa – a 3/2 townhome for only $300-$325k – but I think it’s contingent or sold.
I’m slowly discovering that buying a place is a full time job!
Before I forget I just wanted to say thank you again to everyone for your help, advice and guidance.

sdmoveParticipantBearishgurl, I will be taking HOA and MR fees into account when I price homes. My rule of thumb is that for every $100/month in fees I need to increase the purchase price by $20k. This is just my simple way to compare homes/condos etc.
The homes we’re look at in PQ are in the older areas and do not have MR.
As for UC, I only look for homes east of Gennessee as they are older and tend to be cheaper than the newer homes on the west side. Unfortunately, the cheapest home in the area is $489k. There are some condos/twinhomes on Erlanger under $400k, but the HOA fees put those out of my reach as well.
