Our previous home was a 2,000sf 4/2.75 with a great layout in Temecula. It was perfect for us and our kids actually miss it, even though we’re in a much bigger place now. We probably looked at 20-30 homes built in 1995-2005 before finding it, and nearly all of the others had terrible floor plans. “What were they thinking??” 70’s houses are better, with the exception of the tiny kitchens, and if the neighborhood is really well-kept, the dated architecture ends up being kinda cool. Like stepping out of a time machine.Anyway yes 2,000sf is plenty big for a family of 4-5. I grew up with 5 in 1,400sf and it never seemed too small. Of course the big back yard helped.
RibblesParticipantIf it helps, I can tell you that my wife did the Temecula to UTC commute for many years. At 10am with fastpass it was one hour. I know that’s very different from 8am, so it’s probably worth your time to test it from Escondido one morning.
Having small kids with a long commute is not easy. Now that ours are older and she works locally, there’s a lot less stressing on schedules. I think of my Carlsbad commute (work 6-3) to be downtime and even fun for a good portion. Lots of twisties.
Also consider the cost of gas, maintenance, wear items, and depreciation on your cars. Wow does it add up. A 20-minute commute instead of an hour commute is the equivalent of giving yourself a $10-15k+ raise, depending on how much additional child care you need and what kind of cars you buy.

California is really bad at that. In fact it seems they actively discourage business. For one example among many, the $800 annual tax for incorporating. If you’re even moderately savvy, you’ll figure out you can do it in a state that welcomes that sort of thing for $10-20/year, have a corporate address in that state, and then stay here in CA to actually conduct business, but it’s such an insulting money grab. And not a very bright one at that. Better to sell 20 widgets at $50 than one for $800.

I’ve done the LA nightlife – it feels like a series of giant mausoleums with the occasional club that is trying too hard to be hip and utterly failing at customer service. A night at the Lafayette hotel / Red Fox Room and a concert at the Observatory is way more my speed.
Old Town in Temecula is surprisingly fun for grownups.

RibblesParticipantWe bought in Jan 2016 using the profit from our 2009 purchase, and I fully expected it to tank in value immediately after signing the loan docs, because that’s how I roll. No selling this one any time soon, it’s where the kids will grow up. Then it will be time for a single level golf course home in our 70’s.

This is done on mobile sites a lot, where you choose to either upload an image or just take a picture with your phone and it’s uploaded automatically.
If it were truly malicious, there are hacks to get around the permissions thing and you’d never know it. Hence the need for a cover over your camera.
RibblesParticipantThere’s a market for it – in some areas more than others. My sister rents almost exclusively to those people. There are a surprising number of them who have several months off/year, or work from wherever they happen to be. “I think I’ll spend the fall mountain biking in Idaho.” At her Spokane house, it’s usually travel nurses.
RibblesParticipantOur newbs are salary and start at around 80k, no more than a couple years experience. Occasionally we find an absolute gem. Like this one dude who pushes out twice as much code as anyone else. Literally does the job of two really good developers, can operate independently and think outside the box, comes up with great suggestions, etc. They’re out there and will give you a few good years.
RibblesParticipantI wonder that myself. We started our pool build before submitting the plan (just lazy I guess), and the place was a wreck for months before someone noticed. They sent us a warning, no fine. We submitted the plan and it was approved in a week. I had been worried they would hold a grudge or something.
RibblesParticipantI’ve rented houses a few times from VRBO, it always went well. My sister has a big ol’ Victorian in Spokane with a separate apartment, I think it used to be a servant’s quarters. She AirBnB’s it along with her Idaho vacation rental and loves it – as a landlord she’s had a far better experience with AirBnB than with VRBO. It helps that she’s retired and has the time to turn them over.
Wifey and I have a Lennar “next gen” home in Temecula, and after the in-laws move on and kids are away at college, we’ll probably AirBnB the casita at least a few weekends a month. I can’t imagine not doing it. Easy money.
What the HOA doesn’t know won’t hurt them. So far they haven’t been especially nosy or evil.

I believe that many go in simply because they are on the spectrum, and were raised being brainwashed into thinking that those feelings are wrong. The priesthood is their attempt at suppressing the problem they think they have. Better than becoming a raging homophobe. Parents have a lot of influence on that.
