Yes both areas are beautiful and are sought after for different reasons … after a point it becomes highly subjective to what buyer prefers. I still remember when we first started checking out all 4 zipcodes of Carlsbad and driving every weekend to checkout open houses. I think it was the Resort like feel of Avaiar that sdrealtor is talking about … it got “sold” to us without any realtor marketing it.

We did check on West of Aviara … and yes you are correct, one has to compromise on lot size, house orientation (West facing Backyard vs East facing), incoming incline/bank and many other factors. Lot size and Back/side yard is important for us … In Bay Collection, most of “under a Million” houses have no privacy …. With no backyard they appear to be looking into each other. Anything decent (Heron Circle) comes with a huge premium over a Million.
Top 3 streets in Mariner’s POints are better … again anything westerly facing is atleast a Million there. We checked a few in Saltaire and Seabright … liked the one on Turnstone on Cul-De-Sec but could not afford it for asking price of $925k.
IMHO 92009 has a very diverse real estate compared to 92011. 92009 is very big and there is a still a lot that can be built in there. From the investment angle it may never command the premium of 92011 (almost all built-up by now) … and then there is Beach and Freeway Proximity angle too. For anything between $800k and a Miilion, Aviara and nearby Black Rail hoods appear to be safest bet in entire Carlsbad.

I can see your point about being a “sterile” neighbourhood … I agree with that for the most part … but then again most of the Aviara and Neo-Aviara hoods have this “feature by Design” … its actually worst in Aviara-Proper with all the HOA regulations, that strongly discourage any activity-on-the-streets.
About the high tension wires, you are correct … but again hard to esacpe those in Aviara … actually one of the main reasons we like the first property is because Power Lines are quite far behind to be of any concerns … Ocean view and Pool appear to be complimentary at that price point.
Based on selling activity in 92011 for the past 5 years … anything with a decent ocean view (without power lines) with a decent size yard is close to a Million or may be more … anything less than a Million with decent Ocean View either does not meet the stated criteria or has some other major Handicap (e.g. 1405 Ocean Crest, 6674 Thrasher, 1597 Corte Orchidia and many others).
