Yes I agree … for long term living, this appears to be ok time. For us it simply came down to the difficult question .. Should we buy the one which meets most of our requirements and buy at today’s price-point or should we pass on this one and try to get additional 5-10% discount on something (unknown) in future. This house is somewhat unique for the neighbourhood with larger lot and ocean views etc … other properties in the area are also nice but dont have a larger lot and privacy etc.

researcher9Participantsdr,
House on Barberry, closing in at 1.33M … it tranlates to $400 per sqft, East of 5 in 92011. Does that appear to be FMV for that area? How much you think is Ocean View Premium for this? Thanks,

Gauravresearcher9ParticipantI agree with sdrealtor on this. Not everyone but still a very large group wants to live in NCC.
One of several stereotypical consumer groups fueling this demand in NCC (that I regularly have to compete with as a buyer) is … Young asian First/Second Generation Immigrants, Dual-Income Professional families. They are typical consumers for newer built track houses … bigger the better … in planned neighbourhoods with good school districts. Mostly dont care much about the “character” angle in a house. I know atleast couple in my circle who want to buy in South Carlsbad (92011/92009) and are ready to bring in top-dollar for the in-demand properties.
Agree with sdrealtor about the Palomar Airport and Restaurant/Markets. Never really felt that South Carlsbad is “far-away” from anywhere.
At times, I do feel like that Carlsbad is missing on bigger white-collar “industries” … even though it is very well positioned and definitly has potential.
