Yes that is the house we drove by. This house has a lot of hardscape and may not dip into the 900s, but similar homes that are distress sales will dip into the 900s. This house is a plan 3 and I believe Quintessa is still building so you could probably go to the sales office if you want to look at the model. Most of these homes were built in 2006/2007 and may take more time before they go into forclosure/distress. There was one same model (plan 4) with casita that went pending. It was a short sale that was listed at 925k-1.2mil. Since it’s a short sale it may take some time to find out the final sale price if/when it happens. All the homes in Quintessa have upgraded kitchens and some flooring/bathrooms upgrades, so essentially they should have the same amount/value of upgrades inside. Quintessa is also on my radar, but I could only afford 800K, so for now it’s not a possibility.
recordsclerkParticipantSome of the confidential remarks are regarding alarm codes, entry codes and lock box combos, so some of this information should not get to the public for security reasons. I think the only thing wrong with larger commissions are if your agent tries to steer you into homes that offer them more money. They should show you the best home for your family based on information that you give them. The seller is the person that sets commissions, so it is a tactic that they use to sell their property. I guess they think that there are sleazy realtors out there that would guide unsuspecting clients to view their property based on commission. This may be true, but the ultimate decision to purchase a home is up to the buyer, so buyer beware.

recordsclerkParticipantHere another price leader in Chula Vista:
It’s a short sale with a low end at 545K, that’s $155/sqft.

recordsclerkParticipantJumby,
We drove by that house on our way to look at another property down the street. It is very nice, but those pictures make it look more grand. There are a few listings for Quintessa homes in the 1 mil to 1.1 mil. I think these prices are still too high and should go into the 900k in the next few months. There is also a 1 story Quintessa home that just lowered there asking to 970K, but I think that’s still too high. I really like this area, the fact that there’s no mello roos adds to the equation.
