SD Realtor, yes you are absolutely correct. Sorry I didn’t clarify further. My experience in the past was a family member who was also the broker. So in that instance it wasn’t an issue – but yes, with most agents they are not the broker, and even if they are, they work for a larger company so can’t drop below a certain price. So, I will concede to your post.

It’s called CROWD SENTIMENT and when lay investors such as yourself come out of the wordwork to short or buy puts, it is a pretty darn good contrarian indicator that perhaps the worst is behind us.
