“Mid Madra Blight”, MMB – thanks for helping me to coin this shameful area of a beautiful community.
What is even more striking, is that the sellers of the $1.3M pipe dream in the MMB, fail to even mention the amazing school district in their fancy flyer. What an oversight…. they were too focused on “upgrades” and “single level” (oh, single level once you get up the steep staircases).
On Elaine there are several remodels underway, all of which are making great progress and look really fantastic. (Elaine is top of Del Cerro Blvd and connects to Dwane).
The Norman Lane teardown/skeleton project. Does anyone have additional detail they can shed on this? Can anyone do some digging to find out more info. Permits expired recently, owners own a used car dealership I think, but I can’t find anything anywhere.
What about the big vacant lot on the west side of mid-Norman Lane?
It does seem however that there is quite a high remodel activity level in the Del Cerro View homes area… people are putting in huge decks, pools, major remodels, landscaping, and more. Actually, the highest that I have personally seen it in many years. On any given street there are several houses undergoing major work (good work, not MMB type work).
macmichael – you seem to have a pretty firm grip on the area, sounds like you live on the hill? do you have any other insights?

poway_sellerParticipantPerhaps someone here has some insight into the blighted area known as “mid-Madra”
– The famous REO’s story we all know.
– Next door to that (further west/down the hill), is an equally troublesome looking property that looks like it is in the midst of MAJOR work, the truck in the driveway hasn’t moved in months (by looking at all the built up dusts and leaves and similar build-up under the tires).
– Across the street is the SDSU college rental (not for sale but not the neighbors you likely want)
– the next to that is the pink one that went into foreclosure, was purchased, and then put right back on the market…
– the really close to that one is the one in the middle of a major remodel, high up on a steep slope, with what looks like work trucks that never move as well.
– and next to that is this new $1.3M + place
There are 6 properties in a few hundred yard area that are all suspect…
thoughts?

poway_sellerParticipantThe new $420-$443 (‘value range’ priced) per square foot place on Madra had an open house on Sunday. They had signs up for it all week, and by all measures it was a successful Open House…. if your measurement is traffic. We went by at around 3pm and within the 10 minutes we were in the house, another 8 groups had come through.
I guess being on a very busy street helps with open house foot traffic!
Now if they get a bite on it on anything above $1M, that will be a shocker. If they really want to sell it, they better look to lower the price substantially right away before the summer buying frenzy slows down… COMPS in the area are 30%+ below their asking price.
On top of the ‘mad’ price, they had a pianist playing throughout the Open House… it was a bit 2005…. meanwhile the husband/contractor/homeowner was hawking his company’s services with flyers on the kitchen table.
Open House Score:
– Showability “A-” (street is too busy, but house shows well, claim it as “single level” but one must climb many stairs to get to the first/main level)
– Upgrades “A-” (mostly well done, but oddly placed arched doors and lack of use of slabs on some counters)
– Carpet “C” (looks like they bought it at a remnants sale)
– Asking Price for Value “D” (30%+ overpriced)
– Community “A” (central, great schools, views)poway_sellerParticipantThe new $420-$443 (‘value range’ priced) per square foot place on Madra had an open house on Sunday.
