That would get you a decent house of tract-home quality (Spanish style, vinyl windows, etc). It really depends on what you’re expecting from a rebuild in the event of a total loss, as well as how likely you feel that is.
If it were me I might bump it up to around $175/sf ($400k) just to be safe. But I’m more cautious than some.

permabearParticipantWithout raising taxes a good 20-30%, and laying off large amounts of public workers, I agree with flu that we’re more or less screwed.
Much of the American quality of life has been based on an unsustainable rate of population growth, combined with taking advantage of foreign resources and workers. Those wells are drying up.
