I wouldn’t mind resale except that there has been not been a resale in the area that I wanted that did not requisite floors to be redone, a different granite in the kitchen, newer appliances, and new paint….About. 40-50k and we didn’t even include cabinets. And the short sales/foreclosures always have shown signs of neglect…people who either didn’t want to take care of their homes or didn’t have the money to maintain…We figured Mission Ranch is about 100k overpriced but we can pick everything we want and slowly do upgrades….planning to take standard flooring and then replace later. We are mainly going to do structural upgrades with builder and do cosmetic upgrades after market. We signed the contract and are content.

Similar square footage…looking at 300-400k difference…
I think the homes in Ivy Gate were more impressive…but not to that price difference.

Mission Ranch has 4 phases then the models….so 2 more phases left. They are almost sold out of 2 phases…halfway there.
OntheSideLineParticipantThis is from the phase 1 release. It is one of the few homes that have neighbor’s on both sides and neighbors behind. It is one of the “smaller” lot at almost 15,000 sq ft. It was also initially priced at 944,000 before the builder added options. It was the lowest price home released. All the more expensive homes with larger lot sizes or no neighbor’s behind have sold. They had the grand opening at the end of August and have sold 10 out of 12 homes…as of early this week…including the highest price lot. The lots with the most privacy or biggest lots were taken first. 10 out of 12 wih an average price of 1 million or so in less than 1 month seems pretty good to me.
OntheSideLineParticipantYes it is the general 4S HOA and Mello Roos of 1.5% instead of the 1.7% that most of the N side pays…Yes the lots are overall bigger on the S side however I like the parks on the N side better. The water park, movies in the park, July 4th festival, and Easter Hunt are all in the N side. Once the trees mature… I agree that the area will look different.

to Lake Hodges is very nice. Given that there are large lots
and lower Mello Roos of 1.5% than other homes on the
N side…we will buy…now just deciding on the 2 available lots vs
waiting for the next phase. We do like this home more than any
other development in 4S other than Ivy Gate (nicer homes but
I didn’t want to be in a gated community and it would have cost
more than Mission Ranch). We have seen all the floorplans in 4S
in person over the last few years, looked at Mirasol/Santa Monica/Santa

nicer than upgrades in that home. The only advantage would be the landscaping.
We would need to replace flooring and paint either home. Mirasol is surrounded by power lines. Paying for small gated communities with no parks and higher HOAs is not appealing to me. I grew up in a gated community and felt isolated as a child. 4S is surrounded by parks, trails, markets, schools, and has regular neighborhood activities like the annual Easter Egg hunts. We have friends who in Mirasol and they drive to 4S for grocery shopping, the library, and parks. Mission Ranch is about 100k more than I want to spend but has lower HOA and no power lines. We actually looked at this house. The upgrades were
of lower quality then the standard in Mission Ranch. The house
also felt smaller and more dated. The big plus
was the pool.Mission Ranch is 100k overpriced but comparable
to Reunion at its peak (also by Davidson…a few streets
away).We won’t be getting the best deal but also
not the worse.I would rather buy resell and get the best deal

Better than Mirasol…not as large as Ivy Gates.
Similar to Santa Fe Valley homes or Lakes.
We actually like that these are large homes within
4S Ranch…we don’t want our kids to be
raised in gated communities or private schools.A little over-priced but I guess if we are staying
long term…it might be worth it…inching closer

rest of 4S Ranch). Why add $250K to purchase price – upgrades and
