i believe there’s a few foreclosures on that street as well.
ocrenterParticipantagree with nsr, oceanside’s bottom has already dropped, unless that property is a real stand out, you may not get the prices you want. and if the tenants are good, you are risking losing them as well.
something to think about

the lease back plan by the builder is a good idea, but if they can’t even finish selling phase II, I don’t see how they are going to get someone to buy their model homes at $100,000 above their already build phase II homes that are still standing empty.

ocrenterParticipantthe source I go to for foreclosure #’s shows 604
http://www.foreclosureforum.com/stats.html
wonder if that is SFR/condos/and land parcels vs. U-T’s number.

ocrenterParticipantbubble_contagion does have a point. the 25 months is coming from 15,139/588. and yes, these are future phases, not current already build homes.
but, I do believe the 15,139 may represent the amount of homes builders already commit to and can’t back out on, ie, they already started on the project and the land already transferred from developer to builder. If this is true, then we are looking at MUST BUILD inventory.

the picture is taken looking east, from the del sur master plan map it looks like these lots would be Alcala, but don’t quote me on that.
if you go south of the current development the weeds are even thicker and taller.
ocrenterParticipantcheck this out there’s already a Maybeck home on the resale market in a flip attempt.
ocrenterParticipanthaha, that’s badly needed as the Ranch 99 in Claremont Mesa is awefully run down and dirty.
just make sure you buy your Carmel Valley home before Ranch 99 comes this way.
