I have a lot worries with her tone. Why should I sign something that is not very clear and could be fraudulant.

If you look at the houses sold in SV in the last few months. The least expensive was sold at $525k, it is a single story 1532 sqf and also has its back to Sorrento Valley blvd. However, the corner lot is probably more noisy.
I think it is a nice area for Qualcomm employees with no young children to live. They can practically walk to work.
