I was the one that suggested the redecor and staging. I think aside from those minor things, he also seriously needs to cut his price. Just looking at those pics makes me not even want to go inside the place. Maybe a $100 investment on neutral paint colors like white or beige might yield more visitors. Also, having seen enough of those “Design to Sell” shows, the place also looks too cluttered. When my boss was selling her condo a few months ago, she started boxing things up and putting her stuff away on storage. You friend should de-personalize his condo, do a little bit of re-staging and get rid of the big items to make it seem more spacious. Spending an additional $500 to a grand on paint and staging will do him more good, minimize the loss, and get his place sold quicker.

movieloverParticipantI think if you can get a 1br for under $200k, you’re in good shape. With regards to privacy, condo living doesn’t really provide much privacy anyway. In fact, even the new tract home McMansions don’t provide much privacy either.
The turnoff with the property is the high HOA. The local Fox nightly news did a story on this, and it looks like we will probably be seeing more auctions as sale tactics from developers in the future months. The news report said that they do have a minimum and won’t go below that.

movieloverParticipantI agree with your price assessment. I’m planning on checking out the condos for sale this weekend and see if there are a lot of people interested.
You’d figure that DR Horton would lower prices on the homes that they have now, but just another example of builders in denial.
