Yes, I was in it in Jan 08. My summary was a smelly sorority house. Not actually a sorority house, but the layout was bad and would work for a sorority. It was rebuilt after the fires and I doubt they used an architect. Upstairs was the master that added the bathroom partially into the room like they might have forgotten about putting one in originally and then just two other bedrooms and a bath upstairs. Downstairs had lots of other rooms, but almost all done in a Jerusalem limestone (?) that reeked of the dogs. Also, you could not tell where the front door was. I think I have seen NODs listed for it.
However, I have a few kids and what master +3 rooms upstairs. But it might work great for you??? So go see it.

MoovanOnUpParticipantI think second lenders have the option to buy the property at the Trustee Sale. After the trustee sale their rights are gone. That is why short sales need the seconds to forgive the debt. However, taxes are always going to stay and should get paid by escrow for a clean title. SD Realtor, can you give some clarity?

I will give you an idea of the hassle I have been through and then maybe someone like SD Realtor can give you some advise. I went into a foreclosure with my agent and decided to make an offer. I low balled and made the offer right before they were to receive the NOT. The bank said no… they wanted to get around 90% of the BPO (Guess). In my case I had an agent who had never worked with short sales and a broker who said he would work with me, only to have him send me a threatening email when I contacted the listing agent to find out about the BPO. The house has interior unfinished construction and I wanted to know if the bank had photos and knew the extent. They postponed the NOT and we are just sitting with a new offer at the bank. In the end I think it might have been better to wait and buy as REO, but the current owners are living free for almost a year.
