I don’t care about getting in at the exact bottom, because I am most interested in cash flow.I am looking for a partner because I have expertise in some areas and weaknesses in others. For example, it would be preferred if the partner has a RE License. That would help with the margins. I can do most quick fixes, but a partner with experience doing larger projects wouldn’t hurt either. I am also an expert at choosing tenants, managing properties, managing the financials, fixing it up, advertising, and making it look great for maximizing rents.
