I can refute to some extent through personal experience. The simple fact is that sales prices are set by the owners of the homes, not the market comps, not the realtors, not the foreclosures, and not the interest rates. We finally bought a place and got it for 25% less than the sales price of a similar home next door. This happened because the children of the deceased owners wanted to get rid of the home quickly, and set the price to do so. Deals will be out there in two years, but they are also out there right now. If there is even a slight chance you can afford a home in an area you like, I recommend you continue looking diligently. The only way you are sure to miss-out over the next couple years is if you sit idly by and wait. Like the earlier poster said, things will work out the way they are supposed to.

mGandersParticipantWe put retrofit vinyl Simonton windows from Home Depot into our 1950’s home. Had them do the labor as well. They installed 9 windows for $5000 in one day. In regard to the comments about retrofits decreasing a homes value, I think that is all in the eye of the beholder. We were more interested in functionality, our home is small, and we are not the fancy nor rich type. We simply enjoy that they do a fantastic job insulating our home and making it much more cozy. They also look way better than our old windows.
You can get a $1500 rebate check from the government if you install up to $5000 of energy efficient windows before the end of the year.
My opinion…. if you have lots of money, dont mind construction mess, and want to make your house fancy, then do the full remodel. If you want new windows to keep your house warm and to give it a quick facelift, do the retrofits.

Just got the FedEx with the loan docs from USAA. Unfortunately it is full of errors included the interest rate. Hopefully just a not so bright loan originator and not a sign of things to come. A good friend of mine said its best to just acknowledge that no matter how hard you try you invariably get bent over and rammed throughout the homebuying process. So very Buddhist of him. On the bright side of things we’ve had fantastic luck with our Realtor. My wife couldnt be more pleased with seeing me with my superior intellect eat crow on that one. 🙂
All in all its been pretty enjoyable so far and Im hoping for the best.
