I have been in manufacturing for many years, starting with an internship in Ford’s Dearborn plant in the 70’s. I would never work in a unionized shop because of all of the inefficiencies that were ‘won’ by the unions in negotiation with management.
At the same time, I share your dismay at the wealth concentration that occurs when labor is exploited.
The best that I can come up with is legally mandated minimum compensation, but that is open to corruption as well.
The question is: how do you get the capital voice and the labor voice working together for both short and long term success for the enterprise, employees, and investors?
You’ve stated a convincing case for labor’s need to have power. How does that power not be abused, just as capital’s power is now being abused?
MayzeParticipantOne thing for sure – Del Sur Elementary is wonderful (as of 3 years ago). I think most of us are ‘homers’ for our own neighborhood. For my family, 4S was more attractive. Del Sur residents would likely feel the same way. I recommend spending time just hanging out in the neighborhood – parks, stores, restaurants – at various time of day, to get the ‘feel’ of the place. Takes a lot of time, but gives you a sense of whether the monthly expenses are worth it. And I’d be sure that it wasn’t too large a strain to meet those expenses. Good Luck!
MayzeParticipantI toured the models Saturday. They are a lot of money, but seem in line with other nearby housing. Some would argue the whole region is overpriced. My takeaways are:
1, Builders cut corners on materials and craftsmanship, even on high priced homes, and
2. The designs around outdoor living spaces are VERY appealing. I’m trying to image retrofitting similar spaces onto our existing home and it is very tough to imagine the seamless integration.MayzeParticipantBig fan of the site. We live in a small development (<100 homes), and it adds to the neighborhood feel. Not used by the HOA, it is grassroots. Recently, NextDoor tried an experiment to allow interaction with 'nearby neighborhoods' that was a disaster, and they pulled it after a couple of days. I disliked it because the sense of neighborhood was lost. Don't know how they're going to monetize it so that it is long term viable.
MayzeParticipantIs there any way to keep the capital gains tax exemption on a primary if you convert? Or is this just another cost?
MayzeParticipantMine was a paltry 2 plus years, but I have the same reaction. The neighborhoods/homes/features that were at the top off the list at the start of the search are quite different from those at the end. Sitting in a hundred homes, and visualizing life there, changed our priorities. Everything from commute to distance from neighbors to landscaping to square footage. Definitely recommend starting the search sooner than you think you need to.

This room would enclose the side doorway exiting the garage, but could also have a door in one of the two new walls, back into the garage.

MayzeParticipantNot sure if captcha is thinking the same think, but would a total payoff of Mello-Roos be deductible? That could save serious money in some situations.
