Must be similar to Tierrasanta. I would never have believed they could have beautiful ocean views out so far east… until I visited a friend’s house. Stunning view. No white caps, but it really had the same feeling as a closer up view from Del Mar. Surprised me.
BTW, does anyone know what is happening in the Tierrasanta market? That is an area that was grwoing fast just before we moved.

I went to a podiatrist once named Dr Shu, and, dont read this if you are easily offended… but I also saw a gynecologist once named Dr Kunstman. Say it fast. I couldnt keep a straight face, but I said nothing. No kidding!
That said, I do understand why powayseller feels the way she does. SDR has picked on her and her recommendations repeatedly. Almost invariably he is involved when there is a tiff on this board. I dont think he meant any harm this time, but it does get old.

Who knows, maybe we’ll all end up as Carmel Valley neighbors 5 years from now and it would be fun to know each other by face vs screen name.

lostkittyParticipantMy goodness… I started this thread just over a week ago, and the inventory has risen to 224 on realtor.com as of today (was 206 a week ago). Ziprealty shows it even higher.
Coronado is such a tiny place. Must look positively festive with so many colorful signs in the yards!

Sorry it took me so long… was on a quick trip to Boston. Now there are some great little beach towns!!!
Anyway, on 1/4 there were 56 properties for sale. Cheapest of them all was 374,000.
Cheapest 3br (sfr OR condo) was 435,000, cheapest 4br was 580,000.Where did you move them across the country from?

I’m guessing it wont effect home prices until it gets worse. Since the amount of stink has been incresing just over the past decade or two – it will be awhile before people start to really notice the change or get angry.
I dont think it will play a part in this RE cycle – but I could be wrong. I guess it depends on awareness/media coverage. So far, the testing shows the beaches as mostly clean – only a few closures in Coronado for filth annually(lots in Imperial Beach though). As the days closed increases, then we’ll see some interest in the problem.

Because it is based on simple mathematical calculations, over time zillow will become increasingly accurate. May take a lot of time though!… Eventually there will be enough accurate comps to make better “zestimates”.

You are right on zk. This does have everything to do with the state of our country’s politics and economy, and our populations’ current mind-set regarding spending.

5. Increasing wildfires in the west (and much publicized nationally).

Anything is possible in the outcome of this bubble… However, there are a few reasons I do not think it will go like the last RE estate downturn in San Diego and this time prices will drop significantly instead of flatten or drop only a small percentage:
1. Internet (speed of information flow – zillow changed everything… if you look up a home you are interested and see that the owner bought it two years ago for 550k and has it listed today for 1.3M… you are very likely to say “No way am I paying that!)
2. Percentage of homes bought with ARM’s in the last few years.
3. Prices increases 2&1/2 times higher than the last re peak in relationship to incomes (see Rich’s graph in the bubble primer entitled “Median Home Price Divided by Per capita Income: San Diego – Carlsbad – San Marcos”)
4. Current detractors from attracting new residents to San Diego compared to the last RE downturn: deteriorated traffic, nationally publicized local government problems, and mediocre schools.lostkittyParticipant“Thanks for sharing that and participating in this forum. My numbers and percentages were ballpark because I am in the middle of cooking a big birthday dinner and do not have time to go back to the National Association of Realtors site and recheck the data, but those numbers came from them.
I hope you are right, and that all will be well with just a gentle correction to a blissfully normal market. No one will feel pain, and everyone will be happy…
