LocalguylocalguyParticipantThat’s making me want to buy a solar heating system for the pool. My pool builder said they were a waste of money, but your numbers would suggest otehrwise. Our pool was nice yesterday, but was only 77. Out of curiosity, is your pool dark? Mine is light and it seems the dark pools are warmer. Not sorry I went with the light bottom, I love the way the pool looks.
We have the French gray plaster (white) and will use a bubble wrap type cover at the start of spring and fall to supplement the solar. Variable speed pump. Like you we are in SB and it seems like those breezy days pull the warmth out.
localguylocalguyParticipantRegarding pool temperature, we were at 90 yesterday evening and swimming. Solar to heat the pool of course. It has been running 80-86 prior to this heat wave. We have not installed solar for electric. Our typical summer bill runs $350.00 with minimal air conditioning. The pool pump runs 8 hours max in the summer.
localguylocalguyParticipantI have been running the HOA and chairing the ARC for a few years out here where I live. The management company will send out the letters that to me seem heartless and devoid at times of common sense. That being said, we do have restrictions on playsets, basketball hoops. etc…. I always tell the homeowner, just respond back that you will throw a plant up to screen it, or you will “move” the structure as it is “temporary”. Get on with life. We actually have one home owner who volunteered to drive around and provide a list of everyone who is non-compliance! Thanks dude….but, no thanks. I always side with the homeowner within reason. Someone mentioned speaking with the HOA in person, great idea. The letters that the management company send out are just legal non-sense most of the time. Do a little work, find your board member, and ask that person to apply a little common sense. In conclusion, I would leave your playset right where it is.
LocalguylocalguyParticipantSorry to hear what happened and thank you for providing the warning. As a 4+ year resident out here I am still amazed by the scammers who prey on the naive. I have heard so many horror stories it borders on the ridiclous. The homeowners bear the responsibility as well. pm me if you have any questions.
LocalguylocalguyParticipantCurrently they seem to have buyers sustaining their goal of two sales a month, hence the higher price in relation to Toll Bros. Realistically once the more desireable view and/or large lots sell out, it would seem that the prices should come down for the remaining basic tract home lots. Yet having buyers who need housing and have money, well, that makes it interesting to observe this micro area. Regarding the home layouts, they are nice, and I like that they offer a single story.

On one of the kills the snake was slithering along the house, I was watching my little boy and the dog following something which was odd. By the time I came across the yard to investigate, they had went around the corner and followed the snake as it went behind a dog house. I asked my little boy (3 years) what he was doing and he replied “snake”. I grabbed a shovel and did the deed!

I did an informal count the other weekend and see that 21 of the Toll Brothers properties are sold or under contract. I see quite a few of the single story homes in the mix. Standard Pacific has sold a handful of homes as well. More traffic in the neighborhood as people scope out other homes for sell and/or distressed properties. I have some squatters next to me and quite a few drive bys stop and point. It reminds me of my strategy before I moved in.
LocalguylocalguyParticipantI spoke about this house on this topic or another Stonebridge topic. The previous owner/family is our friend and they had to re-locate to the East coast. Their employer purchased the house from them and has now re-sold it. I agree, killer deal. Turn-key house.

Slap on some paint, have it cleaned, and move in!You know that Toll & Serenity are in the high $800k to low $900k for a new home. don’t under estimate landscaping/pool. That is the reality in this area. Personally I like views and privacy. Some of the new Toll and quite a few of the Standard Pacific lots will have these. Do your research.
