I hope that info from Raybyrnes helps. You really need to get out of there.
Does the landlord have any money held in escrow? Did you pay him a security deposit and/or last months rent? That may help you if you can’t come up with funds and need to pay up to move on. You can say that you intended the escrowed money to be your rent since the house was about to be foreclosed on.

Okay, here are the things that stand out to me.
#1) I am NOT sending rent to anyone who tells me that they expect me to pay them but won’t fix anything that is broken.
#2) If anything breaks, the owner can’t fix it because he isn’t getting any rent
#3) It isn’t my job as a renter to do family therapy and I wouldn’t try.
#4) You’re on month to month anyway, so nobody can hold you to future rent.
#5) GET OUT NOW. You got two free months out of it, consider that payment for putting up with this circus. I’m a Navy wife and have moved my kids plenty. Your son will be fine. It is Sat. Hit the pavement and find somewhere to new to live by tomorrow nite. Seriously.
#6) Congrats on putting your life back together as a single Mom. If you did that, you can do this. MOVE, now. You and your son don’t need to involve yourself in another families issues.

ParticipantI don’t follow you juice. Unless these homes were on the MLS before these fires, they would have nothing to do with pendings or closings. The title to these properties doesn’t change. The owner of a burned home could choose to sell the lot , but then it’s no longer a SFR.

ParticipantRegarding the insurance question. My mother had serious damage to her house due to a hurricaine. The initial insurance payment went to the lender to pay off the note. She then applied for a construction loan to rebuild the house, and then once the U&O certificate was issued, she refinanced into a traditional, brand new mortgage. She ended up even to a little bit ahead when all was said & done. This was many moons ago but I assume the process is the same. The lender doesn’t care if you leave a burned out shell. But generally the city/township does. They can’t make you rebuild, but they can make you take down the damaged building and landscape the lot. Not sure what effect/power the HOA has in such a situation though. My thoughts and prayers to all affected.

ParticipantOur HOA rules state that the dues cannot be raised more than 5% per year by the board without a majority vote of all of the members. And you couldn’t get 50% to cast a vote on anything never mind 50% to agree on which way to vote. So that essentially puts a cap of 5% on. Even then the 5% raise has to be approved by a simple majority of memebers attending the annual meeting. We raised dues last year for the first time in 6 years.
Pretty good considering we have a pool and a community dock.

ParticipantI figure “The View” probably isn’t on most posters viewing lists. But I was watching it yesterday when Joy Behar starting teasing Barbara Walters about the fact that she used to date Alan Greenspan. Barbara went on to tell her favorite story about Greenspan (after first saying what a wonderful guy he is, one of her favorite people, blah, blah, blah). But in the early 80’s when she was dating him, she decided to buy an apt in the same building as Jackie O for about $200,000. He told her not to buy it because it would be a bad investment. It would be worth about $30 million now. So much for financial genius.

ParticipantI actually made my builder MOVE the laundry room to the second floor and paid money for the privelege. Where I live, code requires the washer to be in one of those trays and it has to drain to the outside. Plus the hoses have to be some kind of expensive double insulated hoses just for that reason. In my last house, the 2nd floor laundry had a tile floor with a drain. So if there was a flood it would all drain outside. But I still turn my hoses off when I go on vacation.
Why would you want a laundry NOT on the same floor as your bedrooms? I do up to 4 loads of laundry a day. Who wants to carry all that stuff up and down the stairs? I thought the CW was that the laundry room should be on the same floor as the MBedroom. Of course, I like the closet being in the bathroom too. But I think its weird not to have a door on your bathroom.
