Dharmagirl – this is why I am looking at Temecula on your recommendation and others:

Nowhere else in N San Diego, or anywhere in S Calf can you find this kind of property in this price range? Is Temecula out there in the boonies – Yes, if you had to commute to work would this area not be high on the list – Yes (and with gas going thru the roof), but realistically this is an area where the housing market will quickly equilibrate to a “reasonable” cost… more so than others due to the over-extension of buyers/lenders and the relatively newness of home construction. I would think a 1 M price tag is high for most but viewing the listings obviously S Calf buyers have been delusional for many years in home value expectations – reality is difficult to take in such blunt increments as a housing bubble burst. I would never try to predict a market but the trend indicates these types of homes will be under the 1 M range until a plateau is reached where the buying market comes back into play.

128 homes listed today in Temecula around the price point of 1 – 1.5K ! Twice the number listed in this price range from only a few weeks prior. I have been following this as a prospective buyer potentially for the summer of 2010. Temecula came into focus for numerous reasons – home/house for the dollar obviously high on the list and great feedback about a “family orientated” community – especially compared to other areas I am interested in.
Two views on this area – wow – they are taking a major hit here and will take forever to recover … property values may drop to the point where the whole family-feel & atmosphere may permanent change also dragging down the wine valley & upper price range communities too – hopefully not sooooooo. Secondly, the value comes back to a realistic price point quicker and savvy buyers wanting to put down roots for the long term come into this market sooner, hence the area starts to climb out of the bottom/plateau quicker as prices are more reasonable and for a larger buyer market with the same plan.
The next three to nine months will be interesting for Temecula… appears they are ahead of the curve in the downside (at all price points) and an overview can be gathered from this microclimate for N San Diego in general. Karmagirl – I wish nothing but positive things for your home plans. Has Temecula laid rest the quarry initiative???

Could not help but comment … I know this is an old threat with numerous points that have been put forth with strong conviction but a little knowledge can go a long way. ANYONE going thru the loan/mortgage process should review a few basics and also update the current trends – especailly with brokers… the gold standard web page to arm yourself with an excellent & indepth overview of the loan/mortgage business is Jack M. Guttentag’s site at http://www.mtgprofessor.com from the Wharton School of Business.
I have no connection with him or his site other than as a perspective buyer myself seeking as much info before hand and stumbled on to his site – highly recommend for anyone in the process of buying. Additionally, some of the best free-use mortgage & home finance calculators you can find anywhere are all on this site for no charge. There is a lot of info here with numerous submenus that will take a few evenings to filter thru – but once completed you will be much better prepared to face the challenge of a mortgage loan and home purchase.
