Yes, there were a home sold for 505,000 3 months ago, and another one sold for 519,000 1 month ago. However, these two homes (3000sqft) are slightly smaller than the one I am interested (3200 sqft). However, the comps in this neighborhood is not consistent. There are homes that sold in the high 500s in recent months. It is difficult to judge if this is going to be a good buy for my family. Also, my biggest concern is the powerline, which is about 1500ft from the house. How is it going to affect the resale value of this home in the future? Should this be a big concern for us? Is 1500ft consider far enough from the home?

Even though the fee is lower, it is still more expensive but it is definitely further away from the power tower.
How much more do you think San Elijo area will drop? Are we near bottom for this area? Is it a good price for this size of the home?

The auction fee would be 5% of bidding price so technically it’ll be 525K for this home. This home is not backing up to a busy road. There’s openland south and east of Venzano – a very quiet neighborhood.
Would I be better off waiting a few more months and see where the market is (in terms of interest rates, home prices, etc). Or are there better deals out there (short sales, REO(not through auction), etc).How much more can the Venzano home drop? 10%?
