Would prefer an honest & sincere local loan broker to an online bank for the following reasons.
1. YSP will be disclosed without any excuse
2. Easily reachable and in-loop during every step in the escrow process
3. On top of things when it comes to locking rate (my broker monitored rates and saved me $1000 by locking 7 min before the wholesale lender increased the rates)
4. Not expensive compared to online banks given that online banks also add costs that is invisible. infoseekerParticipantWhile waiting for 2 days to get the wawanesa quote in snail mail, I got quotes from AAA and Residence Mutual (Western Mutual Insurance Company). Residence Mutual gave a significantly lesser premium than AAA for the same parameters. I havent heard of Residence Mutual but california insurance commissioner website ranks them very good as far as least complaints. Do any piggs have policy with them? Are they good? Also they dont participate in CEA (California Earthquake Authority) pool and have their own earthquake insurance that has higher premium than CEA (for same parameters)… Is it a good or a bad thing.

By that time you will be sure of it one way or another. Disclosures, inspection, additional comps from acceptance date to 17 days, etc. will also help you aid your decision.
