I’m hearing La Costa Valley (older areas but not KB or Shea), Elfin Forest if they can deal, and buy if they insist and find right deal but not to overextend as prices are almost certainly coming down. Right?

he already knows about the site, but I look forward to him seeing this dialogue.

He loves SB – though pricing is tough.
He likes Elfin, but his wife feels it is too far out.
I believe it would be great for raising kids and will certainly do at least as well as other areas in terms of value.

important (his view) – quick commute to Carlsbad (Palomar airport area within 15-20 mins works well), schools, close enough to beach. not too far from friends in SB, DM, etc.

important (my view) – no big HOA or Mello, relatively good value, unique enough to not drop hard if things go south, land, land, land. manageable mortage and overhead.

i visited luminara yesterday. pricing starts at 602K I think.
Also visited palisades, where four of a planned 40 some homes were sold.
The price drops that will need to happen for the houses on the hill will put some big downward pressure on those in recently established neighborhoods below IMO. It will be interesting to watch it play out, but from what I’ve observed in SEH, panic is not in the air…..yet?
