SAN DIEGO — The 10News I-Team uncovered a new-age version of the age-old confidence game — the rental scam.10News investigators witnessed a burglary taking place in a local neighborhood.
However, it was just one of the crimes going on at the time.
The man seen entering a home doesn’t own the house.
“We went along with it, gave him the benefit of the doubt, and lo and behold, we got screwed in the end,” said Justin Bina.
Bina is one of the victims of a clever rental scam working around San Diego.
The unidentified man seen entering the home is allegedly a low-level gangster from the East coast. The I-Team has learned he is the likely ringleader of a group of other accomplices.
Another victim, Ben Taley, told 10News, “The guy was being kind of shady. Once I gave him the deposit, I asked for his license information. He said he didn’t have it on him and I said I didn’t feel comfortable. He got kind of awkward.”
According to the I-Team, the scam is simple and clever.
It begins with a team of people using untraceable cell phones.
The group searched the Multiple Listing Service used by realtors, selecting vacant, high-end homes for sale.
They then cut and pasted pictures of the homes into a rental ad on the Craigslist Web site along with their cell phone numbers.

FoamFinger1ParticipantThe “premium” that we speak of is a tuf nut to crack. I can totally see a property on the bay side walk with frontage and view would have a sizeable premium. But the porperties inland, no view, small lot, mixed zoning. All that put into the “premiun” equation wobbles the brain.
A few block away, there is still a premium, still way rich for the family guy.
If I wanted rental income, an apartment building would be my first choice. If I wanted a SFR with a yard, that would be my focus. Trying to combine the two seems like the wrong way to go for a long term real estate investment.
Once that second unit is built, it will always be a rental. The main home will no longer be the SFR it was intended, nor the community which planned for SFR’s with a yard.
Sure, several years and some deep pockets could always bulldoze it. Then build what?…multi unit seasonal rentals? or Condos? No thanks.
BTW, The corner of PB Dr. and Mission Blvd. condo project is under way. Does anyone remember what happens at that intersection when it rains? (hint: it’s the lowest spot in town)underway and soon to be underwater (ahoy condo owner!)

FoamFinger1ParticipantI have to agree, PB is going down the hole as beach community. The Calif beach culture was easy going. Many now take that for “do whatever you want, whenever you want regardless”.
The condos I looked at around here had the bedrooms on the first floor with the kitchnen and last bedroom up top. I found this odd at first, then realized in a few years one could partion that hallway off and you now have rental units (student dorms)all on the first level separate from the main living quarters.
As ugly of a thought as that might be, this is the financial and social makeup of this comunity. This is the future for PB. Never-ending spring break.

Looks like funding problems on the Balboa project. If the PB project is finished why not sell/dump it for the cash? or maybe it is collateral for the Balboa project? I’ll keep digging and following this one.
I know it’s just another condo project but it’s the only bright spot on the whole street. The street and much of the town looks like a piss-puke stained student-ghetto apartment-slum managed by Sgt Shultz Property Management.
Maybe they should try new marketing, beach eclectic meets swank ghetto. ????
