Yes to all. Sounds like agent will offer 20% of buyers commission, 0% on sellers commission. In some states, the Realtor groups bribed the state officials to make full service mandatory for agents and commission kickbacks a crime (probably a felony with 5 year minimum mandatory sentence). This is NOT a joke.
The big agencies really hate this practice because it would degrade the profession and cause commission price wars. Cant have competition.

What about this place in TH? I know it has the high Mello-Roos (sdlookup has the MR price on its site), but it is nearly down to 2003 price,

When I warned that certain politicos would not win last year, I’m sure that mobilized the internet mob for a call to action to combat that prediction.
So here’s another salvo: my prediction is that all the props in May election 1A-1E will pass and CA taxes will go up.
OK mob: go forth and do what must be done.
