What needs to happen is a few mainstream news shows, like 60 Minutes, Dateline, 20/20, etc. have to do some hidden camera expose segments on shady lending practices. Have the decoy meet with a mortgage broker and fully disclose all of his financial background, then capture the sleeze unfold as the broker weaves his convincing web of bullshit.

DrewParticipantThe BP area definately has its share of crime, but the key is buying in the right areas. The closer you get to the Sports Arena area and SD river, the tweaker/homeless ratio ratchets up significantly. But gangs? You sure you’re just not seeing kids in baggy pants and associating them with being in a gang? π There are definately issues in Linda Vista and central/northern Clairemont, but that is not Bay Park. Isn’t is safe to say that there are these issues in the areas bordering Carlsbad as well? If proximity to bad neighborhoods was an absolute factor in pricing/neighborhood quality, it would seem to be that Coronado wouldn’t be very desirable, right?
And comparing Bay Park with Del Mar? Huh? Little apples to oranges dont you think? I wouldn’t mind living in La Jolla or on Mt. Soledad too, but thats even more beyond my price range than BP at current prices…

Are you referring to the Bay Park Fish Market restraurant? That is one of the places my wife and I make the 60 mile round trip to eat at from time to time π

DrewParticipantThe commercial flight paths are north and south of BP, so you hardly (if ever) get any airplane noise. You definately have the constant hum of the 5 and 8 freeways, but after a while it becomes white noise. Even further up the hill, you still hear it.
Maybe its because of all of my childhood memories, but everytime I am down there, it is so relaxing. My wife and I are currently renting in Poway and as I mentioned earlier in the thread, we’re planning to move to a BP rental when our lease is up later this summer. We make at least three 60 mile round trips to the BP/Pac Beach area every weekend to visit family, friends, and dining.
DrewParticipantI am second generation Bay Park Elementary, Marston Middle School, Clairemont High alumni (my father attended all three in the 50’s and 60’s.) Based on what he told me regarding schools when he attended, by the time I made my rounds through each, quality had definately decreased. However, for me, keeping our children (when we decide to have some) in a safe area, near family, etc. trumps the potential shortcomings of the schools. If the schools are really as bad some make them out to be, I’ll cross that bridge when I get to it.

I feel your pain regarding the rate at which Bay Park houses are coming on the market. You’re right about deaths leading to new listings, we know of one house that went up just down the street from my in-laws after the owner passed away last July, and its still on the market (asking price is way too high, imo).
My wife and I both grew up there and we sold our house in PQ last summer in order to rent for a few years before purchasing a home there. With the current rate in which prices are declining (read: slowly), we’re most likely going to start looking for a rental in the area this summer and hang tight.
$2200 is a decent price for that area, when did you move in? Also, what area are you in? (not looking for specific detail) up the hill or down closer to Morena Blvd? There are some houses up for rent that have insane asking prices and dont seem to be moving, so I’m trying to figure out what a good “counter” is.

DrewParticipantWhen I first came to piggington about 15 months ago, I thought to myself, “wow, this powayseller gal has her data together”. However, after seeing the tone of her posts cascade into emotional rants and attacks, I lost faith in her ability to provide an objective analysis.
Her final posts on piggington and comments like these on the VOSD site (if its really her) are akin to crooked attorneys or investigators that wrongly prosecute innocent people. I know this is a horrendous apples/oranges comparison π But its the same type of mentality — letting your emotions dictate rather than the facts.
Personally, I think piggington is great because of the “everyone else bring data” philosophy. Also I prefer the objective opinions that people like sdrealtor, SD Realtor, etc. post here, because frankly, it keeps me “honest”. As much as I would like to see housing prices plummet to a level that would allow me to use my previous home’s equity to purchase another home outright, I think that people marching to this beat will most likely be in for a big letdown.

DrewParticipantAside from the folks that refuse to acknowledge that their ARMs will adjust to a higher rate and choose to keep their heads in the sand, don’t the vast majority of ARMs have a no-refi clause in their contracts that do not allow a refinance for X amount of time? The penalty for doing so will cause a significant penalty to be incurred?
I dont know this for a fact because I have only had fixed loans, but I thought I remember hearing friends and co-workers mention it.
