I gave Former SD the contact info on the RE agent for the “Expert Opinion” and said not to listen to me. You know it all, I’m out.

desmondParticipantOC, you are guessing again and now coming up with another poor reason. You can actually drive to downtown LA in less than 45 minutes from Valencia with moderate traffic. If you take the Metrolink it is relaxing. Have you lived in Valencia and worked in LA county as a salesperson driving everyday over every neighborhood for the past 20 years? I don’t think so, please for once you are not the expert.

Do you realize you have apartments then homes then stores then stop lights then bumper to bumper traffice 24 hours a day? It’s crazy in the valley and very dangerous and I am no pussy. Please stop with guessing your not doing anybody any good. Culver City, I am sure it is fine but if you have the money, and alot more than a $650k budget, but again it is crowded and having “culture” is a code word for it sucks……..If you are raising kids Valencia is the place. My wife and I put our emphasis on raising our two kids, everybody knows that here, that is why I know what I am talking about.

Big deal you payed $344 for a new water heater and the timer. You could have spent all day and mayber another trying to do it yourself, do you have the tools and know how to solder? What if you made a mistake and the damn thing leaked for a day or two. Don’t listen to the cheapskates telling you what you should have done, they would fight over the cost of a washer. Now you have a warranty and can call somebody if something happens. No aggrevation, have a beverage of choice, you did the right thing.

You are spinning your wheels, Orange County is to far, Fullerton forget it. Woodland Hills? to expensive and it is in the Valley (San Fernando). The elementary schools in Valencia are always getting some distinguished award, check the scores. Valencia is a planned community, meaning not crappy strip malls next to homes next to schools next to methodone centers (like the Valley). I guarantee you will not find a better place to buy, rent and raise your kids if your husband is working in downtown. I am reading some of the comments from the people from SD and although they are trying to help they are not. Here are the websites:

Life is short and should be an adventure, moving to another state certainly is. From what I hear Minnesota is for outdoorsman/women so don’t worry about missing those tiny little foothills “east of Sac town”

The Saints have been in every game this year, based on Obama’s performance last night I was looking for a team that has emabarrassed themselves like the Raiders have 3 out of 4 times this year. Sorry..desmondParticipantGlendale, Burbank, Eagle Rock, for $675 you might be able to get a two bedroom one bath fixer, in a very old, probably dumpy neighborhood, with very crappy schools, with congestion that will drive you mad, etc. These areas are just expensive for what you get. I bought my first house in La Crescenta, it is nice, but now it is also too expensive. I was in Valencia yesterday and thought to myself how nice it was to raise my kids there and the city has continued to improve itself. You can take the Metrolink (train) right to downtown. Valencia is family oriented with endless programs for youth. It is very competitive so you have to also work hard to keep your kids up to the challenge in schools, sports, etc.
desmondParticipantYour best (and by far) only option with a $675 budget is Valencia. You will not be able to find a house in any other area mentioned for that price. I lived in (awesometown) and raised my kids, it is a well run, clean, safe, impressive city with excellent schools. There are huge freeway projects underway at the I5/14 & I5/170 interchanges along with the I5 through Bubank that will be finished shortly that will really help the commute to downtown L.A. Here is the top RE agent for that area, he is a personal freind, the top agent in California, and his knowledge will answer all you question.
