Participantforsale_2007, I can’t agree more with what you said about the house near good school district because I’ve lived in Fremont and Cupertino. My friend just purchased a new home about 1900 SQFT on a 3000SQFT lot for $1.1 Million in Sunnyvale. The reason for such an expensive price is homes on part of this Sunnyvale share the same school district as Cupertino. This price per sqft will dwarf the ones from Carmel Valley. Face it folks, the Asian can afford it and they can ride it out.

Participantmasayako, what you said is so true. Most Asian guys would like to have a house before married and some even take up two jobs to do so. It’s in our culture to own a house first before investing in stocks, bonds or mutual bonds. They think it is a waste of money to rent and why pay a landlord when you can pay yourself. I also thin it is a status symbol to own rather than rent.

ParticipantAlex_angel, I will check out the areas you mentioned to see what you said is true. I am Asian and I can’t see myself buying a house in this market anytime soon. The price is off the chart comparing to the income level. As for pushing aside certain group of people (non-white)in the model homes, I see it here in certain areas of Phoenix, AZ. You can tell when a saleperson really want to help you or not by their converstion and body language. This is the first time I have heard white being pushed aside for minority.

ParticipantAlex_angel, I think I am qualified to answer you questions because I am Asian and 90% of my friends are Asians. I don’t mean to generalize that all Asians are the same but majority has good spending and saving habits along with a good education that leads to higher paying job. Good job and good saving habit is the key.

I been told by a friend that Carbsbad is also a nice area but how is the commute? The map shows it as about 30 minutes but what is the drive like during morning and afternoon traffic? Than you to all again for the great feedbacks.

Thanks for the information. Two factors that hinder my decision from buying are: Selling my existing home and the declining price in SD.
The value of my current home is any where from $650K to 850K. There are 4 that are selling in my neighborhood for that price range and some have pool and so does mine.
As for buying, I want to wait and see when the price will almost bottom out before I make a purchase. I want to purhcase in a good school district and willing to spend up to 800K. I guess this will last up to several years but willing to sit out for a year to rent first.

ParticipantPlease don’t generalize and blame the Indian and Chinese for driving up the prices. SV has no land to build and many professionals with high paying jobs. It’s supply and demand that drives up the price. They are not the ones with subprime load that will cause this housing market to implode. They also not the ones that take out a large chunk of money to spend on a hummer and vacations. Most them save for raining days and have at least 20% down payment for the home.
I also don’t see homes in Cupertino, Las Altos, or Palo Alto go down anytime soon due to good schools and neighborhoods.

Does anyone know the commute time from North County (Carmel Valley & Carlsbad) to 163/Balboa Ave?
Is there a good town or neighborhood to rent that is close to 163/Balboa Ave? Thanks in advance for the comments and suggestions.
